How architecture and circular economy enable a holistically sustainable office project in Bad Nauheim
Spanning three floors and a total area of 1,184 m², a working environment is being created in Bad Nauheim that combines responsible construction and modern working environments in an exemplary manner. Even in the planning phase, great importance was attached to sustainable, resource-saving architecture – from recycled concrete and low-pollutant materials to DGNB-compliant construction. The building thus sets a regional benchmark for energy-efficient and sustainable workplaces.
This commitment to sustainability is also reflected in the interior design: together with Office.Rent, a flexible workspace concept was implemented that views furniture as a continuously used resource rather than a consumable product. By integrating our Europe-wide furniture pool, high-quality brand-name furniture remains in use for a long time and can always be adapted to new requirements and uses. Instead of constantly buying new furniture, the focus here is on the circular economy: durable, modular, scalable. An approach that not only creates ecological benefits, but also increases the long-term attractiveness of the property.

Our impact
By furnishing two rental spaces and the communal areas, we were able to make a decisive contribution to a flexible, sustainable working environment in this project. By combining our FIX and FLEX rental models, we were able to efficiently meet both the clearly defined needs of the tenants and the dynamic requirements of a growing real estate community. This hybrid model allows companies to adapt their working environment to new team sizes and processes at any time – without having to make new purchases or waste resources.
Our approach offers long-term added value, especially for the building owner: the communal areas we have furnished – conference room and work café – can be flexibly developed over the coming months until they are optimally tailored to the needs of all resident companies. This not only increases the added value for tenants, but also the attractiveness and competitiveness of the entire property.
With Office.Rent, we are focusing on a circular usage concept that keeps high-quality brand-name furniture in use for as long as possible and continuously adds new usage scenarios. Modular systems, repairable constructions, and reuse via our Europe-wide furniture pool create a workspace model that combines ecological responsibility with economic efficiency. In this way, we contribute to conserving resources and reducing CO₂, while at the same time creating modern working environments that remain flexible and have a lasting impact.
